What We Fund:

    Funding for developers acquiring land or property where timing is critical or settlement needs to happen quickly

    Funding for completed residential development projects with unsold units that need time to sell or refinance

    Short-term funding for projects close to completion or loans that need more time before refinance

  • Commercial Property
    Short-term funding for businesses and SMSFs acquiring or refinancing commercial property, typically ahead of longer-term finance

We typically provide loans between $500,000 and $5,000,000, with terms of around 3 to 12 months.All facilities are secured by a first mortgage over Australian real property, with lending generally up to 55%–70% of the property value.We focus on assets located in major metropolitan areas across Australia. All loans are structured on a short-term basis, with repayment expected through refinance to a longer-term lender or sale of the property.

We provide short-term, first mortgage finance for developers, SME, SMSF and trust borrowers. Focused on transactions requiring speed, certainty, and flexible structuring, particularly where timing or deal complexity sits outside traditional bank parameters.

Valuation and Legal Process

Loans are secured by 1st mortgages over property, typically at loan-to-value ratios between 60% and 70%, depending on the type and location of the security.

All valuations must be prepared by independent valuers from our approved panel and instructed by SI Family Private Capital. Valuations provided by borrowers are generally not accepted.

Information Required for Initial Assessment

To assist with an initial review, enquiries should generally include:

  • Borrower entity details

  • Loan purpose

  • Loan amount requested

  • Security property details (including location and asset type)

  • Valuation information (if available)

  • Current debt position (if refinancing)

  • Proposed exit strategy

Providing this information allows us to complete an initial assessment and provide indicative feedback.

For development deals, we may request:

  • Project feasibility summary

  • Total development cost (TDC)

  • Gross realisation value (GRV)

  • Build timeline

  • Builder details

Additional information or supporting documents may be requested as part of the detailed credit review process, depending on the nature and complexity of the transaction.
